Considering whether you need a 30 year fixed mortgage rate is important for people looking to buy a home and concerned about their monthly payments. Most people that buy a home later in life want to have the mortgage paid off as soon as possible. Before signing any documents, there are always many points to think about. It was always our intention to clear our mortgage debt as early as we could but we did not want to over extend ourselves at the same time. So in consideration of this point we also looked at longer, 30 year fixed rate mortgages as well. No-one likes the idea of having a mortgage when they are close to retirement, and we were no different, so it was still our hope that a 15 year fixed mortgage rate plan would still be an option. We felt that there was a great deal of emphasis on paying the mortgage off early.

It took some time but we finally chose to go ahead with the 30 year mortgage plan. There were many things that factored into this decision. Discovering my wife was having a baby was the most important reason. My wife was going to raise our child from home so her addition to the monthly income would be restricted. The problem we could see was the increased financial commitment on a monthly basis if we had opted for the 15 year fixed mortgage rate. We could see the financial problem of getting in too deep even though there were benefits to a shorter loan period. The 30 year loan repayments were considerably lower than the 15 year figures.

If we have spare cash throughout the year then we can use it to reduce the capital sum. Those few extra payments also help reduce the number of years you have to pay the loan over. This is well worth it in the long term but it does require some discipline. Our first choice would have been to go for the short term 15 year fixed rate mortgage solution but this did not help with our more immediate situation. Despite all our worries, things turned out well for us and we do not regret the decision.

4 Useful Small Cell Lung Cancer Tests

There are two main types of lung cancer; small cell lung cancer (SCLC) and non-small cell lung cancer (NSCLC). SCLC is responsible for approximately 20% of these lung cancers. It is sometimes referred to as oat cell carcinoma due to the small cells in the lung bearing a similar resemblance to oats. This type of cancer develops when the small cells start to grow rapidly and uncontrollably. There are a number of signs that can indicate SCLC including a persistent cough, feeling out of breath for no apparent reason and chest pains. If you notice any of these signs or have any other reason to believe that you may have SCLC you should go see your doctor and get yourself tested. In this article I will be explaining some of the tests they may perform in greater detail.

1) PHYSICAL EXAMINATION:- The first test your doctor is likely to perform is a physical examination. This will allow them to ask you some questions about your overall health and to view your symptoms for themselves. They will also be able to question you about your smoking habits. Using this information your doctor can then determine whether you need further testing for SCLC.

2) CHEST X-RAY:- If your doctor feels that you require further testing following the physical examination they may recommend a chest x-ray. This will allow them to see if there are any visible abnormalities in the lungs which could turn out to be small cell lung cancer.

3) COMPUTERISED TOMOGRAPHY (CT) SCAN:- A CT scan is another useful small cell lung cancer test. It uses multiple x-rays to build a three dimensional picture of the lungs. Your doctor can then use this picture to get a better luck at any lumps or abnormalities that may have developed in the small cells.

4) BRONCHOSCOPY:- A bronchoscopy allows your doctor to look at the inside of your airways using a bronchoscope (a small, flexible tube which contains a camera or eyepiece). If they identify any possible tumours the bronchoscope can then be used to take a tissue sample. This sample can then be examined in a laboratory to determine whether small cell lung caner cells are present.

Although SCLC is one of the less common types of lung cancer it is still something that should not be ignored. If you develop a constant cough, chest pains or notice any other suspicious symptoms that affect your chest you should go see your doctor and talk to them about getting yourself tested. It may turn out to be nothing but it could crucially help you identify small cell lung cancer in the early stages when it is most treatable.

Cellulite is fatty tissue that is found under the skin. The reason it is so easy to see is because it is found right under the surface, not like other fat deposits found deeper under the skin.

The facts and myths about cellulite can be both humorous and educational. It appears in all shapes and sizes, beginning around the age of twenty. It really has more to do with genetics than exercise. Surveys have shown that people actually do not notice the cellulite of others more than they notice their own. Wearing clothing in the hottest of temperatures because you don’t want anyone to view the cellulite on your body is something that we all must look at as vanity.

It was also believed that you could only get cellulite on your thighs and buttocks. Again, this is untrue. The thighs and buttocks are the most common location of cellulite, but you can also get it on your arms and stomach as well.

On the educational side, it was also thought that you could rid yourself of cellulite through exercise. This also is untrue. Exercise will help you prevent cellulite, but it can’t take cellulite away. It can make your skin appear smoother as the fat is burned and the muscle tone but because it is fatty tissue trapped under surface of the connective tissue in the skin, there is no way to have it completely removed.

The myths and facts about cellulites can be quite entertaining, but also very educational. Learning about these myths and facts is really the only way to prevent, or treat a genetic form of fatty tissue.

Of those, green tea extracts are the only ones that have some limited evidence of effectiveness. Generally speaking, green tea is good for your health, but it probably won’t help you lose weight.

If you read the fine print, you will see that all of these “pills” come in a bottle bearing a label that reads something like this. To achieve the best results, this supplement should be combined with a healthy diet and exercise plan. Consult your doctor.

Most people don’t consult their doctors before taking weight loss supplements; because they assume that the supplement is safe. That is not always the case. Do you know what your blood pressure is? How’s your heart? Do you have a thyroid condition? Those are just some of the health problems that can be aggravated by stimulants like caffeine, even those that are naturally occurring.

Do Weight Loss Drugs Actually Work?

Do weight loss drugs work and if so, how? Here’s a look at the prescription meds that are currently available and the answers to those questions.

If you visited your doctor, today, and asked for some medication to help you lose weight, he or she could prescribe a lipase inhibitor, a mood altering drug or a stimulant. Other choices are being researched, at this time, but it will be several years before they are available. In that length of time, if you took the right approach, you could weigh less, look better and be healthier.

Lipase inhibitors suppress the production of an enzyme that breaks down dietary fat, so that the body can use it for energy. The success rate of this type of medication is very low. Most people stop taking them before they achieve the desired results, because of unwanted side effects, which include stomach cramps, diarrhea and rectal leakage.

The idea behind lipase inhibitors is similar to those of low-fat or fat-free diets. “If you don’t eat fat, you can’t get fat.” The idea is somewhat reasonable, in that fat is needed for producing hormones, creating energy, building new cells and a variety of other purposes. If you are not getting any in your diet, the body will be required to use some of your fat stores, but it will always try to keep some on reserve. Like other weight loss drugs, they are not without side effects. Some of which include increased blood pressure, dry mouth, heart problems, constipation and insomnia. There is no reason to risk these health problems, since the medications are largely ineffective. Here’s what you can do.

Learn how to eat and exercise correctly. Consult a doctor of naturopathic medicine, concerning your physical ability to exercise, particularly if you are severely overweight.

There are several worthwhile books that can help those of you that want to “go it alone”. I’m not talking about diet books. Dieting is a waste of your time and money.

So, in my opinion, are weight loss drugs. The best way to lose fat and keep it off is to build muscle. Regular aerobic activity (the kind of exercise that causes you to breathe hard) helps you burn fat while you are performing the exercise. Strength training, which builds muscle, helps your body burn more calories, when it is at rest. In other words, it increases your metabolism.

Diets don’t work and make people fatter, in the long run, because they decrease your metabolism. You need to eat. You should only cut your caloric intake slightly, if at all. Even weight loss drugs don’t work without diet and exercise. Learning about all of your options is the best decision you can make.

The Traveler’ Diarrhea; Avoid It This Holiday Season

It is time to eat and make merry. But remember apart from the rampant flue and accidents resulting from overindulgence over the festive season, food is the other silent nuisance that sometimes we don’t pay much attention to. If you are not going far from home, you might feel confident about the hygienic condition around your home. But if you are travelling, be wary of the annoying illnesses such as Shigella - often referred to as traveler’s diarrhea. It causes moderate to severe illness with fever, diarrhea containing blood or mucus or both, and the constant urge to have bowel movements. It is transmitted in water polluted with human wastes, something pretty common when travelling abroad backpacking, living camps or eating in small hotels whose standards might not be up to scratch.

Food poisoning is a common especially this holiday season when we store a lot of leftovers. Usually it is mild, but sometimes can be deadly illness. Typical symptoms include nausea, vomiting, abdominal cramping, and diarrhea that occur suddenly (within 48 hours) after consuming a contaminated food or drink. Depending on the contaminant, fever and chills, bloody stools, dehydration, and nervous system damage may follow. Remember more than 250 known diseases can be transmitted through food.

Symptoms of food poisoning depend on the type of contaminant and the amount eaten. The symptoms can develop rapidly, within 30 minutes, or slowly, worsening over days to weeks. Most of the common contaminants cause nausea, vomiting, diarrhea, and abdominal cramping. Usually food poisoning is not serious, and the illness runs its course in 24-48 hours. Many cases of food poisoning are not reported because people suffer mild symptoms and recover quickly.

Short episodes of vomiting and small amounts of diarrhea lasting less than 24 hours can usually be cared for at home. Do not eat solid food while nauseous or vomiting but drink plenty of fluids. You should drink sips of clean clear water at intervals, which is the best way to stay hydrated. Children might need to see a doctor. More often than not, stomach pain can go away without over-the counter medications. But if you feel like you can’t withstand the pain, then you can always buy these freely available remedies from the local pharmacies or supermarkets, but your diagnosis must be correct because bacteria can be treated with antibiotics while viruses do not respond to antibiotics. But you owe it to yourself to make the right a decision about treating yourself and going to your GP and if you are on holiday seek medical advice.

Don’t rush into eating solid food. Consider eating rice, wheat, breads, potatoes, low-sugar cereals, lean meats, and grilled chicken to start. Avoid milk if you suffer from lactose intolerance. Hospitals and the Ambulance Services should be left to deal with serious accidents. Don’t burden them with unnecessary emergencies due to too much drink or ingestion of bad food.

Why do pharmaceutical companies keep coming out with new weight loss drugs? The answer is simple. They want to make more money.

The research that they do is supposedly in response to what has been called the obesity epidemic. But, everyone knows that there is a simple solution to successfully maintaining a healthy weight throughout your life. It’s just that no one wants to hear it.

I’m not going to tell you that you’re eating too much. You are probably not eating enough. You might not be eating the right foods or drinking the right beverages. Your body may be clogged with toxins and parasites, as a result. You might even have a number of different nutritional deficiencies. Just because you’re fat, doesn’t mean that your body is well-nourished. The opposite is actually true.

There are many natural dietary supplements that can help, but you don’t hear much about them. Why? The pharmaceutical companies have no interest in them, because they cannot patent them. If they come up with unique weight loss drugs, even if they are synthetic reproductions of naturally occurring substances, they can patent them.

In order to help you understand which dietary supplements may be right for you, let’s look at what the “cause” of obesity might be. Most people simply look at overeating as the cause, but, I, like many nutritionists, believe that is the wrong way to look at it.

If there are fewer minerals in the soil, there are fewer dietary minerals in the plants that grow from the soil.

Weight loss drugs cannot help you improve your intake of nutrients. A good daily nutritional supplement can. You should look for one that has amino acids, as well as the common vitamins and minerals. Make sure that they are the naturally occurring form of the nutrient, rather than a synthetic.

An excellent daily nutritional supplement will increase your energy levels, your mood, and your sense of well-being, as well as the condition of your hair, skin and fingernails. Weight loss drugs often cause anxiety, acne, insomnia and nervousness.

Very low calorie diets will have a negative affect on your mood, your energy level and your sense of well-being. If you continue with a very low calorie diet, as a long-term approach to controlling your weight, it will show. Your hair will be limp. Few men have the time or desire to understand the structure, components, and trends in current menswear. In fact, men are among the rare creatures that confidently purchase garments without stepping foot into a fitting room. A medium is a medium, right?

While men’s dress shirts tend to fall into more rigid and reliable sizing rules than women’s clothing, there are still a few things to consider before grabbing a bundle of white collared shirts and calling it a day. Trends in colors, fabrics, patterns, and how men’s dress shirts are worn have also evolved considerably over time. Sizing has remained fairly standard over the years, but don’t think that just because you have a thin frame a size small will fit you properly.
